As your leasing agent, I will help you market your home and list it on the MLS (Multiple Listing Service). I will also hold open houses and showings and handle the applications and credit/background checks. Once you decide on a tenant, I will facilitate the lease agreement process.
Short-term rentals (less than 30 days) are allowed in the Coastal Zone and some high-density areas of Santa Barbara zoned for hotel-use. Please refer to the city website for additional laws and regulations. Short-term rentals (less than 30 days) are allowed more widely outside of the city of Santa Barbara, such as in Goleta.
To market your home, I will first have professional photos taken. I will also list your home on the MLS (Multiple Listing Service), which syndicates to major real estate websites such as Zillow and Realtor.com. Additionally, I will hold open houses and showings and utilize my website and social media to reach a wider audience.
I use a system called RentSpree to collect rental applications and to run credit and background checks on potential tenants. This is a secure system that is recommended by C.A.R. (California Association of Realtors). The system allows for tenants to pay for their own credit/background check and it does not hurt their credit— it is not considered a hard pull on their credit since they are the ones requesting the information.
